Northside

The vast northern portion of Duval County above the Trout River, stretching from the I-95/I-295 interchange north to the Nassau County line. The Northside hosts critical regional infrastructure — Jacksonville International Airport, JAXPORT's Blount Island and Dames Point marine terminals, and the CSX and Norfolk Southern rail yards. Oceanway is the Northside's primary residential growth area, offering larger lots and newer construction at relatively affordable price points. The region is suburban to semi-rural in character, with significant undeveloped land and growing logistics and distribution employment along I-95 and Pecan Park Road.
