Southside & Intracoastal
Jacksonville's commercial and retail engine south of the Arlington Expressway and east of I-95, extending from the Baymeadows corridor through St. Johns Town Center to the Intracoastal Waterway. This region contains the metro's densest concentration of retail, dining, and office space — anchored by St. Johns Town Center (a 200-acre upscale open-air mall) and the Baymeadows business corridor. The Southside is bisected by J. Turner Butler Boulevard (SR-202) and bounded by I-295 and I-95. Mandarin, a large historic neighborhood on the St. Johns River's east bank, anchors the southern portion with established suburban homes, top-rated schools, and a family-oriented identity. Bartram Park represents the newest wave of master-planned suburban growth at the southern edge of Duval County.
