North County Inland

The growing suburban and semi-rural corridor east of I-5 in northern San Diego County, anchored by Escondido in the center and flanked by San Marcos, Vista, and Poway. The SPRINTER light rail connects Escondido to Oceanside along the SR-78 corridor, and I-15 provides a direct freeway link to central San Diego. This region offers lower housing costs than the coast, strong school districts, wineries in the San Pasqual Valley, the San Diego Zoo Safari Park near Escondido, and a growing CSU San Marcos campus in San Marcos. Rancho Bernardo and Rancho Penasquitos — planned communities within San Diego city limits — anchor the southern edge.
